Frisco's Fields to Get 11M Sqft of New Office Space: What the Northward Jobs Shift Means for DFW Homebuyers

On October 9, Karahan Companies and KDC announced a joint venture to develop approximately 11 million square feet of build-to-suit office space inside The Fields, the 2,545-acre master-planned development in Frisco. It is one of the largest corporate-moves announcements in North Texas this year — and if you are buying or selling a home anywhere near Frisco, it deserves your attention. Jobs move first; families follow.

What exactly was announced

The two developers are teaming up to build office campuses for corporate users on sites along four corridors: the Dallas North Tollway, Panther Creek Parkway, Highway 380, and PGA Parkway. The joint venture brings together Karahan Companies, KDC, Hunt Realty Investments, Chief Partners, and Cross Tie Capital, with CBRE, Gensler, Kimley-Horn, SHOP Companies, and Trammell Crow Company as professional partners.

"Build-to-suit" is the key phrase. These are not speculative towers hoping tenants show up — they are campuses designed around the needs of specific companies, the kind of commitments that bring thousands of employees, not hundreds.

They've done this before — it's called Legacy West

If this playbook sounds familiar, it should. Karahan and KDC previously collaborated on Legacy West in Plano, the development that helped pull Toyota's North American headquarters, JPMorgan Chase, Liberty Mutual, and FedEx offices north of Dallas. Legacy West didn't just change Plano's skyline; it changed Plano's housing market, pulling in executives and young professionals who bid up homes in Plano, Frisco, and Allen for a decade.

The Fields bet is arguably bigger. For a sense of scale: the entire 2,545-acre Fields development is valued at $10–15 billion (per Commercial Property Executive, citing the Dallas Morning News) — a figure that reflects the whole master plan, not just the office program.

Why companies keep choosing this corridor

The office sites sit inside one of the most amenity-dense developments in Texas. The Fields already anchors the PGA of America headquarters on a 600-acre campus, the 500-key Omni PGA Frisco Resort & Spa, two 18-hole championship golf courses, and the first Universal Kids Resort in the United States, which opened in summer 2026. Inside Fields, the 55-acre Fields West mixed-use district is adding roughly 710,000 square feet of retail and office space plus about 1,300 multifamily units, with phases coming online in 2027–2028 — financed in part by a $425 million loan from Bank of America, JPMorgan, and Prosperity Bank.

KDC's senior vice president of development, Aarica Mims, put the corporate logic plainly: demand "continues to move north," and companies want more than a workplace — they want housing options, amenities, trails, and green spaces that help them attract and keep talent. In other words, the pitch to relocating companies is the lifestyle their employees will buy into. That lifestyle pitch is exactly what turns an office announcement into a housing story.

The broader DFW office market is roaring

This announcement lands in a market already running hot. DFW ranks third nationally for both office sales and office construction. In Uptown Dallas, Morgan Stanley is taking roughly 700,000 square feet in a new tower at 2401 McKinney Avenue, and Rosewood's 19-story Class AA building has reached 100% occupancy. Corporate Texas isn't waiting for permission — it's signing leases.

What this means for homebuyers near Frisco

Here's the housing math that matters:

  1. Relocation demand follows jobs with a lag of 6–18 months. When campuses of this scale get announced, relocating executives start house-hunting well before the buildings open.

  2. The corridors named point demand at specific cities. Dallas North Tollway, Panther Creek Parkway, Highway 380, PGA Parkway — that's Frisco first, with spillover to Little Elm, Prosper, Celina, and north Plano. These are the neighborhoods where "close to the new offices" becomes a listing bullet point.

  3. New construction gets a tailwind. Frisco already has one of the deepest new-home pipelines in DFW (we mapped the city's new-home communities this past weekend). Corporate relocations disproportionately favor new homes: relocating buyers on a timeline, often with corporate relocation packages, buy new because it's predictable.

  4. Rental demand rises first. Before the buyers come the renters — corporate transferees who lease for a year while they learn the area. Investors watching Frisco-area rentals should pay attention.

  5. Don't buy the announcement; buy the evidence. Prices near big announcements can run ahead of fundamentals. Until specific tenants are named and shovels are in the ground, treat "close to future offices" as a headline, not a comp. Overpaying on announcement hype is the classic way buyers get burned in hot corridors.

What this means for sellers

If you own in Frisco or the surrounding corridor cities, this announcement is worth tracking — but don't mistake a press release for a price bump. Appraisals still run on closed comps, not headlines, and pricing ahead of the news risks a stale listing if tenants are slow to materialize. Build-to-suit campuses take years to deliver; the 2027–2028 Fields West timeline is just the first phase. What actually moves your home's value: specific named tenants, signed leases, and construction progress — not the announcement itself. A named Fortune 500 tenant moves markets; an unnamed "future office site" mostly moves headlines.

The bottom line

Eleven million square feet of office space doesn't get built on a hunch — Karahan and KDC have a real track record with Legacy West. But a track record isn't a guarantee: build-to-suit means tenants first, timelines second, and right now no tenants have been named. If you're buying or selling near Frisco, use this announcement as a reason to watch closely, not a reason to rush. Track the tenant names, the lease signings, and the construction milestones. The families will follow the jobs — but only the jobs that actually show up.
